The four costs hiding behind the rent
1. Getting to work
A cheaper flat one zone further out can cost more than the saving in season tickets — before you count the hour of your day it takes. Check what stations and stops actually sit within a walk of the postcode, not the borough.
2. Insurance
Car and home insurance are priced partly on postcode-level crime and claim history. Two streets can sit in different rating areas. It's one of the few costs that literally reads your postcode.
3. The supermarket mix
An area served by discounters shops differently from one served only by convenience stores. The convenience-store premium, paid weekly for years, is real money.
4. Council tax band drift
Similar houses across a boundary can sit in different bands under different councils. Always check the band and the council's rate — not one without the other.
